House clearance throughout Cornwall
Cornwall House Clearance empties properties when a house needs to be cleared — after a death, before a sale, at the end of a tenancy, or when a home has simply accumulated more than the owner can move. We cover the county: towns, villages, rural holdings, coastal communities, cottages, flats, larger houses, farms and holiday properties.
The work is practical. Contents are sorted, lifted, loaded and removed. Items that may still have a use are identified rather than treated as waste by default. Residual material is then recycled or disposed of through appropriate authorised routes.
Distance and access matter here in a way they do not in a compact city. A property on the Lizard, a terrace in Camborne, a bungalow on the edge of Bodmin Moor and a holiday flat in Newquay present different loading problems. A useful enquiry mentions the postcode, the rooms involved, and anything that will affect getting furniture from the door to a vehicle.
If you live outside the county and are dealing with an inherited or vacant Cornish house, start with the remote clearance page or send photographs through the quote form. You do not need to have every decision made before you contact us.
What we can clear
Most jobs sit in one of these categories. If yours does not, describe the property and we will tell you whether it is work we can take on.

How our house clearance service works
The sequence is the same whether the property is a cottage in mid-Cornwall or a town house near the Tamar. What changes is access, volume and how much sorting is still left to do.
-
Step 01
Tell us about the property
Your name, a way to reply and the property postcode are enough to start. A short note about what needs removing, and photographs of the rooms if you have them, help us quote more accurately.
-
Step 02
We assess the clearance
Photographs often establish the scale before anyone visits. Some jobs still need a site look, particularly where access is tight or the volume is hard to judge from pictures. We do not promise a remote quotation for every property.
-
Step 03
Identify reusable or potentially valuable items
Furniture, household goods, collectables and other usable belongings should not automatically be treated as rubbish. Families and executors should say what must be kept, checked or set aside.
-
Step 04
Carry out the clearance
We sort, lift, load and remove the agreed contents. If the job spans more than one load, that is discussed as part of the quote rather than discovered on the day.
-
Step 05
Reuse, recycle and dispose responsibly
Where practical, usable items go for reuse and separable materials for recycling. Residual waste goes through authorised routes. Disposal is the last step, not the first.
Reuse, then recycling, then disposal
A house clearance is not the same as filling a skip. Furniture, kitchenware, books, tools and appliances can often have another useful life. Where reuse is not practical, materials can sometimes be separated for recycling. Only then should residual waste go for disposal.
We do not publish a recycling percentage we cannot prove, and we do not describe the work as zero waste. The reuse and recycling page explains the hierarchy we work to.
Getting a quotation
The most useful enquiries include a postcode, a short note about what needs removing, and photographs of the rooms if you have them. Bedroom counts alone are a poor guide to cost.
Read how house clearance is priced if you want to understand the variables before you write. Then send the details.

Frequently asked questions
How much does house clearance cost in Cornwall?
The cost depends on volume, labour, vehicle space, access and the type of material. The number of bedrooms is only a rough clue — two three-bedroom houses can contain very different amounts. Photographs, the postcode and a note about stairs or parking usually produce a more useful quote than a bedroom count alone. See the house clearance cost guide for the factors we take into account.
Can you clear an entire house?
Yes. We can empty a whole property, or only the rooms and outbuildings you specify. Full clearances often include lofts, garages, sheds and gardens as well as the living areas.
Do I need to be at the property?
Not necessarily. Many enquiries come from executors, owners and family members who live outside Cornwall. Access still has to be arranged — for example through a key holder, estate agent or someone local — and we will discuss that when you enquire. We do not assume a particular key-collection method unless it has been agreed.
What happens to the contents?
Usable furniture and household goods are identified first. Items that can reasonably be reused or recycled are directed that way where practical. Material that cannot be reused or recycled is handled through authorised waste routes. We do not claim that every clearance is zero waste.
Can you clear garages and lofts?
Yes. Tell us about hatch size, ladder access, parking and anything unusually heavy. Those details affect how the job is planned and quoted.
Can you clear a probate property?
Yes. Probate clearances need time for documents, gifts in the will, personal possessions and items that may need valuing to be identified before they are removed. We do not treat an inherited house as a standard rubbish job.
How quickly can a clearance be arranged?
Timing depends on the size of the job, access and how much sorting is still needed. We do not advertise same-day availability. Tell us your preferred window when you enquire and we will say what is realistic.
Can you collect individual pieces of furniture?
Often, yes — a sofa, a bedroom suite or a few large pieces can be collected without a full house clearance. Photographs and access details help us decide whether a dedicated collection is practical.
What items can't you take?
Some materials need specialist handling, including asbestos, certain chemicals, gas cylinders, clinical waste and some batteries. Tell us about anything in that category before we quote. We will not assume we can take it.
Do you cover rural areas of Cornwall?
Yes. Many clearances are in villages, on farms or down lanes with limited turning space. Mention narrow roads, long driveways and the distance from the door to where a vehicle can stand.
Do you cover the whole of Cornwall?
We work throughout Cornwall. Travel time across the county is part of planning a job, especially between the far west and the Tamar. Send the postcode if you are unsure.
Can you clear a property if I live outside Cornwall?
Yes. Remote enquiries are common for inherited houses and second homes. The usual sequence is an initial description, photographs, access arrangements, then a quoted clearance. See the remote house clearance page for how that works.
