Launceston is the first town in Cornwall for anyone coming west on the A30, and the last for anyone leaving. The castle sits above a tight medieval core; Newport and St Stephens spread along the river and the older roads; later housing and commercial development sit toward the A30. From the town the lanes run to South Petherwin, Lewannick, Altarnun and the edge of the moor. A clearance here can be a cottage in a street a van cannot enter, or a detached house with a wide drive five minutes from the dual carriageway.

Send the postcode. Work is planned across Cornwall, and a house in Lifton or on the Devon side of the old boundary may still be practical from the same journey as Launceston. We will say if the location sits outside what we can take on. Do not assume a refusal, and do not assume automatic coverage either. The address and the access decide it.

Castle Street and the streets around the castle are too narrow for a large van. Can you still load?

The old town was not laid out for one. A quote for a house inside the historic core should include where a vehicle can legally stand and how far the carry is. Photographs of the street and the door are more useful than the words "town centre". Newport and the A30-side estates are a different plan. Say which part of Launceston you mean.

We are selling a house we used while commuting along the A30. Does that change anything?

Only in the sense that you may not be local on the day. Access still has to be arranged — keys, a neighbour, an agent — and the contents still have to be described. A commuter house on the newer side of town often has a garage and easier parking than a cottage in St Stephens. Photograph both the rooms and the driveway.
