Why bedroom count is a poor guide
Estate agents describe houses by bedrooms. Clearance work describes them by volume, weight and access. A recently occupied home with ordinary furniture is one kind of job. A house that has been used as storage, or left furnished for years, is another. Lofts and garages often hold as much as the living rooms.
We do not publish example prices. Disposal charges, fuel and labour change, and a number on a website would be guesswork for your property. The useful question is what information produces a tighter quote.
What affects the price
- Amount and volume
- How much there is to move, not how many rooms the house has.
- Labour
- How many people and how long, including stairs and long carries.
- Vehicles
- Whether one load is enough, or whether the job needs more than one trip.
- Disposal costs
- Authorised waste routes charge according to material and weight or volume.
- Material type
- General household contents, wood, metal, electrical items and residual waste are not priced identically.
- Reusable value
- Sound furniture and goods may be set aside for reuse rather than loaded as waste.
- Property size and floors
- A bungalow and a three-storey town house with no lift are different jobs.
- Parking and distance to the vehicle
- A long carry from a harbour terrace or a courtyard flat adds time.
- Rural access
- Lanes, gateways, farm tracks and places a larger vehicle cannot reach.
- Heavy items and dismantling
- Pianos, stone pieces, some gym equipment, fitted furniture.
- Hazardous or specialist material
- Must be declared. It may need a different contractor.
- Location and travel
- Cornwall is a large county. Distance is part of planning.
- Urgency
- A preferred week is useful. We do not advertise same-day clearance.
- Number of loads
- Discovered volume is a poor surprise. Photographs reduce that risk.
How to get a more accurate house clearance quote
Send as much of the following as you can:
- postcode
- photographs of the rooms and, if possible, the approach to the house
- which rooms require clearance
- whether the garage, loft or outbuildings are included
- access information — stairs, parking, lanes, long carries
- large or heavy objects
- the date you would like the work done, even if it is flexible
Photographs often establish scale. They do not replace a site visit in every case, particularly where access is tight. We do not promise a remote quotation for every property.
