Helston is the market town at the top of the Lizard, sitting above the Helford to the east and the road to Porthleven and the peninsula to the south. The town itself is a mixture of a Georgian and Victorian core — Coinagehall Street, Wendron Street, the streets around the cross — and later estates toward Culdrose and the Tesco side of the A394. South of the last roundabout the character of the job changes: lanes, villages, and houses that a car reaches more easily than a loaded van.

The Lizard and the town
A house in Helston with a driveway is quoted like any other mid-sized Cornish town property: rooms, loft, garage, parking. A house in Mullion, Lizard, Coverack, St Keverne or on a farm lane toward Gweek is quoted with the road in mind. Passing places, soft verges, and a turning head — or the lack of one — change how long a load takes. Send a photograph of the last public road and of the entrance.
Porthleven is close and has its own harbour streets, steep in places, busy in summer. Gweek and Constantine sit toward the Helford, with lanes that follow the creeks. Wendron and the villages north of town are easier from the A394. Name the parish. “Near Helston” covers too many kinds of road.

A house clearance may be a town house being sold, a bungalow on an estate, a harbour cottage in Porthleven, or a peninsula house that has been used as a second home. The work is the agreed contents out, reusable items identified, residual waste disposed of through authorised routes.
Holiday cottages are common on the Lizard and at Porthleven. When the job is a furniture change or an empty-between-lets, that is holiday-let clearance. The access problems are the same as a family house; the calendar is tighter. Give the dates you actually have.
Full and partial property clearances
Full empties should include lofts, garages, sheds and any stone outbuilding that has become a store. Rural plots collect more of those than a town terrace. Partial jobs — one floor, the garage only, the furniture but not the kitchen — are normal. Write the list.

Bereavement clearance can be split across visits if the family needs to go through drawers. Winter on the peninsula can close or slow the smallest lanes; that is a planning fact. Landlord and end-of-tenancy clearances
Helston’s rental stock includes town houses, estate semis and, toward Culdrose, housing used by service families in civilian streets. Landlord clearance before a refit, and end-of-tenancy clearance when goods have been left, need a clear account of ownership. Lofts and sheds are where leftover belongings sit.

Furniture, garage and loft clearance
A sofa, a bedroom suite or a table from a town house or a peninsula cottage can be collected without a full empty. Photographs of the piece, the stair and the lane decide it. Garages are more common on the estates than in the old streets or in Lizard village. Loft hatches in cottages can be small; mention boarding and anything heavy.
