House Clearance in St Ives

House, probate and property clearance in St Ives and the surrounding area. Send the postcode if you are in a nearby village.

St Ives is a granite harbour town on a headland, with the old fishing streets — Downalong, Fore Street, the Island — dropping to the water, and later housing climbing toward Halsetown, Carbis Bay and the road to Lelant. The geography is the clearance problem. Cottages were built for pedestrians. Vans belong on the newer roads. A job that ignores that split will be priced for a house that does not exist.

Holiday lets and second homes are a large share of the stock, as they are in Padstow and Newquay, but the streets here are steeper and tighter than either. Cornwall House Clearance covers St Ives as part of county-wide work. There is no office on the harbour. The A3074 from the A30 at Lelant is the usual approach. Travel time from mid-Cornwall is real; the last five hundred metres are what you should spend time describing.

Harbour hills and the road from Lelant

Downalong, the Island and the lanes behind the harbour may be pedestrian-only or impractical for a commercial vehicle. The plan is then a carry from a legal place to stand — which in summer may be further away than you would like. Say if there are steps only, a shared passageway, or a rear court a trolley can use. We will not assume a back lane.

Carbis Bay and Lelant sit on the same rail line and the same road, with more apartments, more driveways and a different parking pattern. Halsetown, above the town, is a planned village with its own tight streets. Zennor and Nancledra sit on the West Penwith lanes: narrow, few passing places, and a turning problem that has nothing to do with cobbles. Name the settlement.

House clearance services in St Ives

A house clearance may be a family house being sold, but many enquiries are holiday-let clearance: a cottage stripped for sale, a furniture pack being changed, or a second home the owners have decided not to keep. The labour is sort, lift, load. The constraints are the hill, the carry and the keys.

Year-round houses in Halsetown, Lelant and the later streets still produce probate and downsizing work. Those contents are usually more accumulated than a let. Photograph the loft.

Full and partial property clearances

Full empties in a harbour cottage can be dense: small rooms, built-in cupboards, a loft that is a hatch. Photograph everything. Partial jobs are common in lets — beds and sofas out, kitchen staying. Write the list.

Apartments in Carbis Bay add lifts or the lack of them, and sometimes a long corridor. Measure the largest piece against the stair or the lift door before you assume it will come out in one.

Probate and bereavement clearances

Probate clearance in St Ives is often organised from another county. Papers, pictures and personal possessions still need time; a second home is not automatically empty of those. We will set aside what you name. We will not guess what is an heirloom.

Bereavement clearance can be split if the family needs to go through drawers on a later visit. The remote house clearance page covers access when nobody local is available except an agent. Agree the keys before a date is set.

Landlord and end-of-tenancy clearances

Landlord clearance is frequently an owner preparing a cottage for sale or a different letting model. End-of-tenancy clearance applies when a longer let has ended and goods have been left. Ownership must be clear. A pile of bags in a tiny hallway is still volume, and still someone else’s property until it is not.

Give the dates the house will be empty. In season that window can be short. We do not advertise same-day work between guests.

Furniture, garage and loft clearance

A sofa from a harbour cottage is a carry problem before it is a furniture problem. Photographs of the piece, the stair and the street decide whether a dedicated collection is practical. Garages are scarce in the old town and more common toward Lelant and the B3311. Loft hatches in granite cottages are often small; mention boarding and anything heavy. What we clear lists household contents and the specialist materials we will not assume we can take.

Reuse and responsible disposal

Holiday-let furniture is often replaced for appearance. Those pieces should be considered for reuse. Reuse and recycling come before residual disposal. We do not publish a recovery percentage. If you are on site and want to take selected items to a household centre, use the recycling centres guide.

How to get a quote

Send the postcode, the part of town or the village, photographs of the rooms and of the approach — especially any steps or cobbles — and a note about where a van can stand. Cost follows volume, labour, vehicle space and access. Then send the enquiry. A Downalong cottage almost always needs a clear account of the carry; a Lelant house can often be priced from pictures.

Areas around St Ives we cover

Carbis Bay, Lelant, Halsetown, Zennor, Nancledra and the road toward Hayle are the usual surrounding places. Hayle is a flatter estuary town with its own page. Penzance covers the rest of the far west. The areas list places other Cornish towns. Coverage is the county; the harbour hills are a local constraint, not a separate business.

Frequently asked questions

Can a van reach a cottage in Downalong or on The Island?

Often it cannot stand at the door. The older harbour streets and the Island are cobbled, steep and closed to ordinary traffic for much of the day in season. A clearance then depends on a legal stopping place further out and a carry that may be long. Photographs of the door, the street and where you expect a vehicle to wait are essential. We will say if the volume and the walk do not fit a single visit.

The flat in Carbis Bay has parking. Is that quoted like a harbour cottage?

No. Carbis Bay, Lelant and the later streets above the old town are a different access problem — usually a driveway or a bay, sometimes a steep hill, rarely a cobbled carry. Send the postcode so the quote matches the street. A three-bedroom description does not distinguish a clifftop apartment from a granite cottage behind the harbour.

It is a second home we rarely visit. How do we start a clearance from another county?

Photographs, a written list of what must be kept, and a named key holder — often an agent in the town. We do not invent a key-collection method. The remote clearance page sets out the sequence. St Ives houses that stand empty most of the year still need the same access plan as a year-round home; the difference is that you may not be present to move a car or unlock a rear gate.
