Padstow occupies a tight harbour on the Camel, with a small historic core and a much larger surrounding stock of holiday houses, second homes and year-round cottages in Trevone, St Merryn and Constantine Bay. The town’s streets nearest the water are the defining access problem: narrow, often one-way, and in season almost without a legal place to stand. Further out, toward Trethillick and the road to Wadebridge, houses have drives and the job looks like any other Cornish town.

Harbour streets and the holiday villages
A cottage on Middle Street, Lanadwell Street or the lanes above the harbour may need a carry that is longer than the house is deep. That belongs in the quote. A photograph of the approach does more work than a floor plan. We will not invent a rear lane, and we will not assume there is one because the house is old.
Trevone, St Merryn, Constantine Bay, Harlyn and the lanes toward Porthcothan are where much of the furniture-change work sits. Houses there are often empty from Sunday to Friday in season, then fully booked. If you want a clearance, give the empty days, not a hope that a van can work around guests. Little Petherick and St Issey, inland, are quieter and easier to park.

A house clearance may be a year-round home being sold, but a large share of enquiries are holiday-let clearance: stripping a cottage for sale, changing a furniture pack, or emptying a house that has been let for years. The labour is the same — sort, lift, load — and the constraints are dates and access.
Year-round houses still exist, especially inland and on the edges of town. Do not describe a family home as a let if it is not; the contents and the loft volume are usually different.
Full and partial property clearances
Full empties in a harbour cottage can still surprise people because small rooms are densely furnished. Photograph every room, including the loft hatch and any under-stair store. Partial jobs are common in lets: replace beds and sofas, leave the kitchen. Write the list so a table that was meant to stay does not leave.
Houses in the villages often add a garage or a garden store full of beach equipment and leftover furniture. Include it. Volume that sits outside the sitting room is still volume.
Probate and bereavement clearances
Not every Padstow house is a commercial let. Probate clearance needs time for papers, personal possessions and items that may need valuing. A second home can hold as many of those as a year-round house. We will set aside what you name.
Bereavement clearance can be arranged when relatives live elsewhere and only come down for a few days. Photographs first, a keep-and-go list, then a date that does not collide with a letting. Give the date the property is truly vacant. A booking site is not a substitute for keys and an empty building.
Furniture, garage and loft clearance
Single sofas and bedroom suites from cottages are a frequent request. The limit is usually the stair and the carry, not the piece. Photographs of both decide whether a dedicated collection is practical. Garages are more common in Trevone and St Merryn than on the harbour. Loft hatches in older cottages can be small. Reuse and responsible disposal
Holiday-let furniture is often replaced for appearance. Those pieces should be considered for reuse rather than treated as waste by default. Reuse and recycling come before residual disposal. A useful Padstow enquiry names the street or village, includes photographs of the rooms and of the approach, states who holds the keys, and gives the empty dates. Pricing follows volume, labour, vehicle space and access — not the fact that the house is near the harbour. Send the details. A harbour cottage with no stopping place may still need a look; many village houses can be quoted from pictures.
